Admittedly, I've been a little lax this year about getting the market conditions report completed each week. It could be that I have been out showing property most of the time which leaves me little time to do the necessary research. Regardless, lets focus on DACULA this week.
DACULA is a city in Gwinnett County, Georgia. The population was reported to be 4,804 during the 2009 census. Since then, Dacula has experienced rapid growth recently, and with the addition of commercial businesses, commerce has exploded. A 2008 demographic study completed by the developers of the Dacula Town Center, showed the population has increased greatly. According to the study, the population is now 31,466 in a 3-mile radius around Dacula. The same survey reveals that in a 5-mile radius within the 30019 zip code the population is 82,719.
The city of Dacula straddles Winder Highway and the CSX railroad line between Atlanta and Athens, Georgia. Dacula sits squarely in the middle of one of the fastest growing areas in Georgia. The city is located in the Vee created by interstate 85 and Georgia 316, strategically located half-way between cosmopolitan Atlanta and academic Athens, home of the University of Georgia.
According to the First Multiple Listing Service (FMLS) and Georgia MLS (GA-MLS), today, as I write this, there is a total of 47,435 homes for sale and actively listed on the market in the entire Atlanta metro area including homes for sale in Dacula. Today, there are ONLY 235 single family homes for sale in Dacula. Homes listed for sale in Dacula range in price from $25,000 for a ranch style home built in 1900 needing lots of work to $2.35 million for a renovated log cabin on 10+ acres with 4 bedrooms/2 full bathrooms. Additionally, there are ONLY 24 homes listed UNDER $100,000 that are currently listed as ACTIVE properties.
Homes are selling in DACULA! Today, there are 197 homes PENDING SALE in DACULA. Prices range from $63,000 to $689,900. It's worth nothing that there are ONLY 49 homes pending sale UNDER $100,000.
Since January 1st through today, 294 homes have SOLD and CLOSED in DACULA. Sold prices ranged from $27,002 for a 1973 vintage ranch style foreclosure property in need of work and updating to $590,000 for a beautiful estate home on 2.6 acres with a swimming pool featuring 3 car garage, brick/stone masonry, 5 bedroom/4 full and 2 half bathroom ranch style home offering stunning custom work with full basement! Brazilian Cherry floors, granite tops in baths and kitchen, All 12+ ceilings, columns throughout, Custom Crown Moulding, Beautiful private setting, future park being built right across street, developed park within walking distance.
From January 1st through December 31st 2011, there were 910 homes SOLD and closed in DACULA.
As you can clearly see, homes for sale in DACULA are moving well!
