It's Wednesday! That means it's time for another Market Conditions Report. Today the spotlight shines on the city of DUNWOODY, GA.
The Dunwoody area was pioneered in the early 1830s and is named for Major Charles Dunwody (1828–1905), an extra "o" added with the incorrect spelling of the name on a banking note. Charles Dunwody originally returned to Roswell after fighting in the Civil War, in which he fought for the secession of the Confederate states.
One of Dunwoody's most historic buildings dates from 1829. The Ebenezer Primitive Baptist Church, at the corner of Roberts and Spalding Drive, is still active to this date and is also the home to one of the city's oldest cemeteries, where many of the founding fathers of Dunwoody are buried.
Perimeter Center is the major edge of the city and the Dunwoody neighborhood that has formed around Perimeter Mall. The mall was developed in 1971, spurring major office, residential, and commercial developments in the decades since. It is one of Metro Atlanta's largest job centers, employing hundreds of thousands of people each day.
The Atlanta Journal-Constitution has its headquarters in the Perimeter Center and in Dunwoody. In 2010 the newspaper relocated its headquarters from Downtown Atlanta to leased offices in the Perimeter Center for financial reasons. InterContinental Hotels Group operates its American corporate offices in Dunwoody and Porsche Cars North America, Inc. (PCNA) also has its American corporate offices in Dunwoody. According to the City's 2009 Comprehensive Annual Financial Report, the top employers in the city are: InterContinental Hotels Group, Macy's (corporate), T-Mobile, Walden Security, Philips Healthcare, Universal Health Services, AutoTrader.com, Computer Generated Solutions, Macy's (store)and ER Solutions.
As far as real estate is concerned, as I write this, today, there are a total of 39,462 homes on the market and actively listed in the entire Atlanta metro area including homes for sale in Dunwoody.
Likewise, in Dunwoody today, there are a total of 99 single family homes and 59 condo/town-homes for sale in Dunwoody.
Single family homes range in price from $162,000 to $899,000 while condo/town-homes range in price from $69,000 to $350,000.
Today there are 47 single family homes PENDING SALE in Dunwoody. These homes range in price from $175,900 to $789,000. Meanwhile, 15 town-homes/condos are PENDING SALE in Dunwoody priced between $52,000 and $259,900.
Since January 1st, 2012, the city of Dunwoody has SOLD and CLOSED 219 single family homes to date. Final sales prices of single family homes have ranged from $139,900 to $950,000. Additionally, since January 1st, 58 condo or town-homes in Dunwoody have SOLD and CLOSED with prices ranging $24,000 to $325,000. During 2011, Dunwoody closed a total of 250 single family homes and 54 town-home/condos. Dunwoody is on track to surpass SOLD properties of 2011 in 2012.
