Market Report on ACWORTH Today
Here is a market conditions report for June 19, 2013 focused on the City of Acworth, GA.
In case you haven't heard, Georgia and specifically the Atlanta metro area are no longer in a rain drought. We've had plenty of rain -- finally -- this summer!
But now we have a new "drought" to worry about. It's called the "housing drought". A lack of available housing on the market for the current demand. The housing drought has created a "supply and demand" problem within the real estate industry. Too many buyers and not enough homes to sell them.
To give you a frame of reference, typically by March each year we have an inventory of about 60,000 homes actively listed and on the market in the entire Atlanta metro area. By May that number increases to around 90,000 to 110,000 homes on the market in the entire Atlanta metro area including homes for sale in your neighborhood, school district or zip code. By the peak of summer, the number of homes on the market swells to 125,000 to 150,000 or more.
Unfortunately this progression never happened during 2012. So far, it hasn't happened in 2013 either. In 2012, we never reached a level of 50,000 homes on the market. In 2013, we've been hovering around the 35,000 to 37,000 mark of actively listed properties. As I write this, there is a total of 37,849 homes on the market and actively listed in the entire Atlanta metro area including homes for sale in ACWORTH.
Today, we are spotlighting the city of Acworth and the reality of the ACTIVE, PENDING and SOLD listing inventory to date on June 19th.
Currently, today, there are 363 ACTIVE single family home listings in ACWORTH.
